A Temporary Place to Call Home

If you have been displaced by the recent Spokane wildfires, and need a safe place to live while you rebuild or determine what comes next, Bretz RV & Marine wants to help if you have an RV or you need to lease one.

Bretz RV & Marine is developing 12 acres of land along I-90 at our Liberty Lake location, 24901 E. Appleway Avenue, to create a temporary, fenced RV community with space for just over 100 RVs. We are looking to have this temporary living space developed and ready to move in by mid September. For immediate needs, Bretz RV & Marine is offering dry camping in our main parking lot.

What We Plan to Provide

For qualifying individuals and families affected by the fires, Bretz RV & Marine intends to provide:

  • An RV site with power hookups.
  • RV rentals will be available for those who do not have their own RV.
  • A fenced RV community
  • Space for more than 100 RVs
  • Pets are welcome
  • The ability to make this your temporary home while you rebuild, find a new home, or determine your next steps.
  • The understanding that recovery takes time, residents may need to stay up to 2 years.

We will work with your insurance company or available resources to help cover the rental and site fees. We are actively working with relief organizations to determine what resources are available that can help cover any expenses.

We are also working with Washington 211 to help connect applicants with available wildfire recovery resources and identify additional assistance that may be available to each individual or family.

Bretz RV & Marine has been family-owned and operated since 1967, when Frank and Vi Bretz began selling travel trailers from their service station in Missoula, Montana. Nearly 60 years later, Bretz has grown across the Pacific Northwest, but it remains a family business built around a simple belief: take care of people, treat them fairly, and support the communities where you live and work. When wildfires leave families in our region facing the unimaginable loss of a home, Bretz believes being part of a community means finding meaningful ways to help. That is the reason behind this effort. This is not an RV sales promotion. It is a community relief effort.

For a family that already owns an RV but suddenly has nowhere to call home, Bretz hopes this property can provide something very simple, but incredibly important right now: A safe place to land. A temporary place to call home. And time to figure out what comes next.

What should I do if there is an emergency?

Call 911 for police, fire, or medical emergencies. For emergencies that pose an immediate threat to people or property, call 911.

Your RV Site & Utilities

Will my family have an assigned site?

Each family will be assigned a designated site. Residents are responsible for keeping their site reasonably clean, safe, and accessible.

What outdoor items can I keep at my site?

Outdoor items such as the following are generally permitted: * Outdoor chairs and tables * Grills * Children's toys * Bicycles * RV awnings Items may not be placed where they: * Block roads or emergency access * Interfere with neighboring sites * Create a safety hazard * Damage landscaping or infrastructure * Create an unreasonable nuisance

Can I install structures or make changes to my site?

Please do not install permanent structures, fencing, sheds, or other improvements without approval from property management. Because this is a temporary community, residents should not make permanent alterations to their site or the property.

How should I use water, sewer, electricity, and other utilities?

Please use water, sewer, electricity, and other utilities responsibly. Residents should promptly report: * Leaks * Sewer problems * Electrical issues * Damaged hookups * Frozen or damaged pipes * Other utility concerns

Can I modify utility connections or infrastructure?

Do not modify utility connections or infrastructure without approval. Residents may not discharge wastewater anywhere except designated wastewater connections or facilities.

Can I install additional electrical, plumbing, heating, or other equipment?

Residents may not install additional electrical, plumbing, heating, or other permanent equipment without approval.

How should I dispose of household trash?

Please dispose of household trash in the designated collection areas. Do not leave garbage, food, or other waste outside your RV where it could attract animals or create a nuisance. Large items, hazardous materials, appliances, furniture, or construction materials may not be left in common trash areas. Please contact management if you are unsure how to dispose of something. Residents are responsible for maintaining a reasonably clean and safe site.

Community Living

What are the community's quiet hours?

Quiet hours are 10:00 p.m. to 7:00 a.m. During quiet hours, please keep noise to a level that will not disturb neighboring families. This includes: * Music * Television * Outdoor conversations * Vehicles * Generators * Parties or gatherings Please be considerate of families with young children and people who may have different work or sleep schedules. Outside of quiet hours, normal household and neighborhood activity is welcome. The goal is not to eliminate noise, but to ensure everyone has the opportunity to enjoy a peaceful place to live.

What are the rules for using common areas?

Common areas are available for all residents to enjoy. Please: * Clean up after yourself * Respect posted hours * Keep personal belongings out of shared spaces * Supervise children appropriately * Treat shared equipment and facilities with care If something is damaged or not working, please report it rather than attempting repairs yourself.

What behavior is expected between neighbors?

This community includes families who have experienced significant disruption and, in many cases, loss. Please treat one another with patience and respect. The following are not permitted: * Threats * Fighting * Harassment * Intimidation * Discrimination * Theft * Deliberate property damage * Repeated disruptive behavior * Behavior that creates a serious safety concern Disagreements happen. When they do, please involve property management before a disagreement escalates.

Children, Pets & Guests

Are children welcome in the community?

Children are welcome throughout the community. Parents and guardians are responsible for supervising children and ensuring they understand the property's safety rules. Children may play in designated areas and should not play in roadways, near utility infrastructure, or in other areas that may present a safety hazard. Please be considerate of neighbors when children are playing outside, particularly during quiet hours.

Are pets allowed?

Pets are welcome, subject to reasonable community standards. Pets must: * Be kept under control at all times * Be leashed when outside * Not create excessive noise or disturbance * Not threaten or endanger other residents or animals * Be cleaned up after immediately Residents are responsible for cleaning up after their pets. If a pet repeatedly creates a safety or nuisance concern, management may require additional measures to address the issue.

Are visitors allowed?

Visitors are welcome, provided they respect the community guidelines. Residents are responsible for the behavior of their guests. Please do not invite guests in numbers that create excessive parking, noise, or disruption for neighboring families.

Can guests stay overnight?

Overnight guests must be approved by property management when occupancy or site capacity limits require it. Residents may not allow another person or family to move into their RV or occupy their assigned site without prior approval.

Vehicles & Parking

What is the speed limit in the community?

Please drive slowly and carefully throughout the property. The community speed limit is 10 MPH unless otherwise posted.

Where can residents park?

Residents should park only in designated or approved areas. Please do not: * Block roads or emergency access * Park in another resident's assigned space * Park on landscaping * Obstruct utility connections * Perform major vehicle or RV repairs on-site

Where should guests park?

Guests should use designated visitor parking when available.

What should I do if I have an unusual vehicle, trailer, or parking need?

If you have an unusual vehicle, trailer, or parking need, please speak with property management rather than assuming an exception is permitted.

Fire Safety & Generators

Are campfires allowed?

Campfires are not permitted anywhere on the property. This includes wood-burning fire pits, bonfires, and other open fires.

Can I use a propane grill or other outdoor cooking equipment?

Propane grills and other approved cooking equipment may be used in accordance with manufacturer instructions and applicable fire-safety requirements. Residents must: * Keep grills away from structures and combustible materials * Never leave cooking equipment unattended * Keep propane cylinders properly secured * Follow all fire restrictions or emergency instructions issued by management or public safety officials Management may restrict or prohibit the use of outdoor cooking equipment when fire conditions or other circumstances require it.

Are generators allowed?

Generators are permitted only when necessary and when operated safely. Generators must not create excessive noise or interfere with neighboring residents. Generators should not be operated during quiet hours except in an emergency or when specifically approved by management.

Safety & Emergencies

How can I help keep the community safe and secure?

Please help keep the community safe by: * Locking your RV and vehicles * Securing personal belongings * Reporting suspicious activity * Keeping roads and emergency access clear * Reporting unsafe conditions * Following emergency instructions from management and public safety officials Bretz RV & Marine cannot be responsible for the loss or theft of personal property.

What should I know about emergency procedures?

If there is an immediate emergency, call 911 first. Residents should familiarize themselves with: * Emergency exits * Evacuation routes * Emergency assembly areas * Fire extinguishers * Severe-weather procedures * Utility shutoffs, where applicable

What should I do during a wildfire evacuation?

Because this community exists in response to wildfire displacement, fire safety is especially important. If an evacuation order or emergency instruction is issued: 1. Follow instructions from emergency personnel and property management. 2. Leave promptly when instructed. 3. Take essential medications, identification, important documents, and other critical belongings. 4. Do not delay evacuation to gather possessions. 5. Follow the designated evacuation route and proceed to the designated assembly location if instructed. Additional emergency procedures may be provided as conditions require.

Length of Stay & Community Rules

How long can my family stay in the community?

This community is intended to provide temporary housing while families work toward more permanent arrangements. A family's stay may change based on: * Their individual circumstances * The availability of permanent housing * The status of their home * Program capacity * The ongoing needs of the community

What should I do if my circumstances change or I find another housing arrangement?

If your circumstances change or you are ready to transition to another housing arrangement, please let management know. Our goal is to support families through this period while helping create a path toward whatever comes next.

What happens if someone does not follow the community guidelines?

These guidelines exist to create a safe and respectful environment for everyone. Most concerns can be resolved simply through communication and a reminder of the community expectations. When necessary, management may take additional steps, including: 1. Verbal reminder or conversation 2. Written notice 3. Additional conditions or restrictions 4. Removal of guests or unauthorized occupants 5. Termination of a resident's stay in serious or repeated circumstances

Can a serious violation result in immediate action?

Serious violations involving threats, violence, illegal activity, significant property damage, or immediate safety concerns may result in immediate action and/or involvement of law enforcement.

What happens if a situation is not specifically covered by these guidelines?

Management reserves the right to address circumstances not specifically covered by these guidelines when necessary to protect the community's safety and well-being.
